Most apartment communities keep 100% of their profits. At Arbor 515, we’re piloting a first-of-its-kind program that shares a portion of the building’s earnings with residents through a nonprofit partner. Here's how it works...
Upon signing their lease, you have the option to enroll in the Tenant Wealth Initiative.
You start benefitting
Once enrolled, you may receive financial benefits as the program grows. There are no extra costs or hidden requirements. TWI is voluntary and designed to help renters build financial resilience without changing their lease terms.
You maintain eligibility
To receive benefits, tenants must stay current on rent and follow lease terms. Eviction or abandonment ends program participation.

After one year in good standing, tenants may receive a rent rebate based on the building’s financial performance. Rebates are paid annually and never exceed the total rent paid during participation.
If the building is sold or refinanced, eligible tenants may receive a share of the proceeds, whether they still live there or have already moved out.
Long-term participants may apply their earned share toward a home offered through the program’s nonprofit partner, subject to availability.
Tenants can apply for a grant to help cover urgent, unexpected expenses, available up to a set limit.

Participation in TWI is voluntary. Tenants must opt in during the month they sign their lease. There is no buy-in or change to lease terms.
The program does not affect your rent and has no financial requirement beyond remaining in good standing.
