About Us

A community approach to housing

At Arbor, we believe housing should create stability, opportunity, and a sense of belonging. That’s why we’re bringing something new to our properties.

The Tenant Wealth Initiative (TWI)

Most apartment communities keep 100% of their profits. At Arbor 515, we’re piloting a first-of-its-kind program that shares a portion of the building’s earnings with residents through a nonprofit partner. Here's how it works...

You sign a lease

  1. Affordable housing applicants will sign their lease just like they would at any other property.

You enroll in TWI

Upon signing their lease, you have the option to enroll in the Tenant Wealth Initiative.

You start benefitting

Once enrolled, you may receive financial benefits as the program grows. There are no extra costs or hidden requirements. TWI is voluntary and designed to help renters build financial resilience without changing their lease terms.

You maintain eligibility

To receive benefits, tenants must stay current on rent and follow lease terms. Eviction or abandonment ends program participation.

TWI builds opportunities for renters

Housing costs are rising, and the path to homeownership is out of reach for many families. TWI explores a new model, one where renters can benefit directly from the success of the communities they help create.

How the Tenant Wealth Initiative works

Watch a short introduction to the Tenant Wealth Initiative and how it’s changing the conversation about housing in Utah.

The core benefits of TWI

Annual rent
rebates

After one year in good standing, tenants may receive a rent rebate based on the building’s financial performance. Rebates are paid annually and never exceed the total rent paid during participation.

Proceeds from sale or refinance

If the building is sold or refinanced, eligible tenants may receive a share of the proceeds, whether they still live there or have already moved out.

Pathway to homeownership

Long-term participants may apply their earned share toward a home offered through the program’s nonprofit partner, subject to availability.

Emergency
fund

Tenants can apply for a grant to help cover urgent, unexpected expenses, available up to a set limit.

*The Tenant Wealth Initiative is governed by its official legal documents. The Program Documents are subject to change at any time, in the sole and unilateral discretion of the Tenant Wealth Initiative’s Program Administrator.

Program details

  • TWI is governed by official guidelines that may be updated. Participants will be notified of any changes by mail.
  • Benefits are not guaranteed and depend on building performance and occupancy.
  • Participants should consult a tax professional to understand any tax implications.
  • Rebate eligibility ends once a tenant moves out, though they may still receive accrued benefits.
